If your emergency falls within normal business hours of 9am to 5pm, please call the office on 07 5499 9966.  If your emergency falls outside of normal business hours, a weekend or public holiday, please call our after-hours mobile 0488 334 553.

If your maintenance is non-urgent, we do require your request to be in writing before we action it.  An email is sufficient, or you can drop into our office a signed written note with your request.  We shall then inform the owner to get their approval to attend to the maintenance.   The best email address to send through your request is

If you are unsure as what constitutes an emergency repair, please see the below extract directly from the Residential Tenancy Act.

Emergency repairs are:

  • a burst water service or a serious water service leak;
  • a blocked or broken toilet;
  • a serious roof leak;
  • a gas leak;
  • a dangerous electrical fault;
  • flooding or serious flood damage;
  • serious storm, fire or impact damage;
  • a failure or breakdown of the gas, electricity or water supply;
  • a failure or breakdown of an essential service or appliance on the property for hot water, cooking or heating;
  • a fault or damage that makes the property unsafe or insecure;
  • a fault or damage likely to injure a person, damage property or unduly inconvenience a tenant;
  • a serious fault in a staircase, lift or other common area of the property that unduly inconveniences a tenant in gaining access to, or using, the property.

If at any time you are not sure, please call us. Basically, anything that you deem to be a safety risk to you and your family is an emergency repair.

All other repairs are considered routine repairs.
